Planning & development
The primary function of Deniliquin Council's Town Planning Section is to prepare plans and policies relating to the regulation of land use and development within the Deniliquin area.
The planning policy in the Deniliquin Council area is defined through the Deniliquin Environmental Plan (LEP), various Development Control Plans (DCP's) and Section 94 Contributions plans.
Policies are prepared within the framework of existing legislation such as the NSW Environmental Planning and Assessment Act 1979, and are reviewed regularly to ensure that the implementation of the legislation is consistent with community expectations.
The LEP provides the planning framework for encouraging orderly development within the Council area while protecting important aspects of the natural and built environment. DCP's and Local Policy supplement the LEP by providing more detailed information concerning various aspects relating to new development such as building design standards, landscaping, car parking requirements, controls on outdoor advertising etc. Section 94 Contributions Plans enable Council to levy developer contributions to fund public facilities and services whose demand is generated as a consequence of new development.
